Fully adhered EPDM Roof

Why EPDM Was the Right Roofing System

Flat and low-slope commercial roofs require roofing systems specifically engineered to manage standing water, temperature fluctuations, UV exposure, and heavy snow loads. For this project, EPDM (Ethylene Propylene Diene Monomer) was selected because it has consistently proven to be one of the most reliable commercial roofing systems available.

EPDM offers exceptional flexibility during Montana's freeze-thaw cycles, allowing the membrane to expand and contract without cracking or losing performance. Its superior resistance to ultraviolet exposure, ozone, and weathering makes it an excellent long-term solution for commercial buildings throughout Gallatin County and across Montana.

A properly installed EPDM roof requires minimal maintenance, provides outstanding waterproofing protection, and delivers decades of dependable performance when installed by an experienced commercial roofing contractor.

Beginning the Project

Before installation began, Montana Pro Contractors completed a comprehensive inspection of the existing roofing system. Our team evaluated the roof deck, drainage patterns, flashing details, penetrations, and insulation to determine the best installation strategy.

Every successful commercial roofing project begins with careful planning. Rather than simply covering existing issues, we identify underlying concerns that could affect long-term roof performance. This approach helps prevent future leaks, improves drainage, and extends the service life of the new roofing system.

Roof Preparation

After preparing the roof deck, our crew installed new ISO insulation board across the entire roof surface.

ISO insulation is one of the most important components of a modern commercial roofing assembly. It increases thermal performance, improves building energy efficiency, creates a smooth installation surface, and helps reduce heating and cooling costs throughout the year.

Proper insulation also improves overall roof longevity by creating a consistent substrate for the EPDM membrane while increasing resistance to moisture intrusion.

Fully Adhered EPDM Installation

For this project, Montana Pro Contractors installed a fully adhered EPDM roofing system.

Unlike mechanically attached roofing systems, fully adhered EPDM is bonded directly to the insulation using specialized commercial adhesives. This creates continuous attachment across the roof surface, resulting in excellent wind resistance and exceptional long-term performance.

A fully adhered system also minimizes membrane movement during high winds and severe weather, making it particularly well suited for Montana's unpredictable climate.

Each section of membrane was carefully positioned, adhered, and rolled to eliminate wrinkles while ensuring complete contact with the substrate.

Precision Flashing and Waterproofing

The performance of any commercial roof depends on more than the field membrane. Roof penetrations, HVAC equipment, parapet walls, drains, expansion joints, and mechanical curbs all require specialized flashing techniques.

Our team installed custom EPDM flashing around every penetration while carefully sealing all transitions to maintain continuous waterproof protection.

Attention to these details significantly reduces the likelihood of future leaks while extending the lifespan of the roofing system.

Drainage Improvements

Proper drainage is essential for any flat roofing system.

Standing water increases structural loading, accelerates membrane deterioration, and shortens roof life if left uncorrected.

During the First Interstate Bank project, Montana Pro Contractors evaluated roof slope, drainage patterns, and existing drains to ensure water could efficiently exit the roof following rain or snowmelt.

This comprehensive approach helps maximize roof performance while reducing future maintenance requirements.

Built for Montana Weather

Commercial roofs in Montana face some of the most demanding environmental conditions in the country.

Heavy snow accumulation, rapid freeze-thaw cycles, hail, high winds, and intense summer ultraviolet exposure all place tremendous stress on roofing systems.

The fully adhered EPDM roofing system installed at First Interstate Bank was selected specifically because it performs exceptionally well under these conditions.

Combined with quality insulation and professional installation, the completed roofing system now provides dependable year-round protection while helping improve building efficiency.

Quality Installation Matters

Even the highest quality roofing products perform only as well as they are installed.

At Montana Pro Contractors, every commercial roofing project is completed according to manufacturer specifications and industry best practices.

Our experienced commercial roofing professionals carefully monitor seam preparation, adhesive application, flashing installation, drainage details, and overall workmanship throughout the project.
